The central Denver real estate market has seen excellent appreciation since 2009 – up 76%. During that time median prices have fluctuated on a month-to-month basis; however, there does appear to be a seasonal pattern.
Over the past four years, the most significant step-up in appreciation occurred during the first four calendar months followed by a flatter appreciation rate for the remainder of the year.
April has consistently been the first month of the year where the monthly median sales price exceeds the annual median sales price. Considering that most homes close about 30-days after going under contract, March is a terrific time to list a home and benefit from the annual step-up in prices. Obviously, for buyers the reverse is true and they would do best to beat the streets today.
